Originally built in 1957, the subject property features 10 one-bedrooms and one two- bedroom, two-bathroom suite, all of which were substantially renovated in 2018. A new digital telecom system connects to tenants’ cellphones providing easy, yet secure access to the building. The hallways and common areas feature new carpeting which is accented by floor-to-ceiling detailed wood paneling.

Every suite has been refinished with durable laminate flooring and the kitchens are equipped with new stainless steel fridges, stoves, microwaves, sinks, dishwashers, built-in microwaves, as well as in-suite laundry and European-finish cabinets with quartz countertops. Bathrooms feature new vanities, low-flush toilets and shower tubs with new tile-surrounds and flooring. Suites are further enhanced with closet organizers in every bedroom and two of the ground-floor suites feature private patios.

Two Navien high efficiency wall-mounted boilers disperse heat by way of baseboard radiators and the building was completely replumbed with new main lines and risers as well as new plumbing within each suite. The main electrical service is 400-amps, whereby nearly all units are metered individually and those tenants are billed directly for hydro. A new fiber-optic network has been installed providing tenants with high- speed internet options. The roof is comprised of a torched-on membrane and was replaced in 2018.
